15 Questions to Ask Any Contractor (And the Answers to Expect)

Quick answerThe highest-signal questions: Can your agent send a certificate of insurance? Who pulls the permit? Walk me through my project's sequence. What could go wrong in a house like mine? How do change orders work? What's excluded? What does 'done' mean? Then the sorting follow-up for any claim: 'How would I verify that?' Quality contractors hand you the method.

Interviews reveal more than reviews — if you ask questions with checkable answers. These fifteen do. We've included what a good answer sounds like, because a question you can't grade is just small talk.

Print this. Bring it. A quality contractor will enjoy the conversation; that reaction is itself data.

The one follow-up that sorts everyoneWhatever they claim, ask 'how would I verify that?' Quality contractors hand you the method — a document, a number to call, an address to drive past. Evasion is the entire answer.

Frequently asked questions

Isn't this a lot to put a contractor through?

A good one answers all fifteen in twenty comfortable minutes — we do. Discomfort with accountability questions is the cheapest red flag you'll ever collect.

What if the answers are good but reviews are thin?

Newer businesses can be excellent — weight verifiable insurance, permits, and a strong contract more heavily, and consider a smaller first project.

Should I ask for references?

Photo history plus review-platform records now beat curated reference lists — nobody hands out unhappy references. Ask anyway; how they respond is informative.

What about price — when do I ask it?

Last. Price only means something after scope, sequence, exclusions, and protections are pinned down.
